POSITION DESCRIPTION

The Herbert Wertheim College of Medicine is currently seeking a Construction Project Manager III to join our team of professionals.

Duties include:

  • Responsible for administration and management of the College's existing spatial assets, overseeing planning, design by external consultants, and execution of remodeling, renovation, and future development projects. Manages major and minor capital construction projects under the guidance of the leadership team in Facilities Planning & Operations (FP&O).
  • Develops initial programming, planning, and conceptual development of preliminary design options. Drives the budget development process and conducts comprehensive reviews of design phase and construction submittal documents by external Architects and Engineers to ensure alignment with established standards.
  • Provides guidance with the strategic selection and acquisition of furniture, finishes, and equipment in collaboration with FIU Facilities Construction Management Department, FIU Division of Information Technology (DoIT), and FIU Media Services. Provides seamless coordination from project inception through completion to occupancy, ensuring effective collaboration across departments and successful project delivery.
  • Assists the leadership team of FP&O in providing guidance to medical school officials during planning and schematic phases of projects including development of programmatic needs, project scope, establishment of budgets, project schedules, and occupancy plans based on input from end users.
  • Collaborates with the FIU Facilities Construction Project Manager by participating in bid and construction meetings. Conducts field inspections alongside the assigned Construction Project Manager, overseeing the correction of defects by contractors and ensuring adherence to construction and occupancy schedules. Provides project status reports, tracking initial and current cost estimates, implementing robust cost controls, and monitoring progress to date.
  • Reviews and recommends approval of proposed change orders to Director in collaboration with the assigned FIU Facilities Construction Project Manager of the project. Monitors adherence to construction contract deliverables and budget parameters. Monitors F&E expenditures on construction projects. Updates project costs records on HWCOM project history Excel reports.
  • Oversees the compilation of comprehensive project cost data alongside the Director, covering expenditures and timelines for all HWCOM Capital and Minor Projects. Develops and oversee key cost data metrics, including cost per square feet for construction, IT, media services, and furniture & equipment (F&E), as well as associated soft costs such as professional fees and other indirect costs. Regularly reports these metrics to the HWCOM Finance and Administration, ensuring strategic financial oversight of projects.
  • Assists the leadership team of HWCOM FP&O in managing inventory of current space and furniture allocated to HWCOM. Contributes to the generation of updates for space inventory data reports to relevant accreditation agencies.
  • Performs essential duties in emergencies such as hurricanes, storms, and/or any other university emergency closing. Candidate expected to be available to report to work as needed during university emergency closing with appropriate notification from department administrator. Duties to include, but not limited to, damage assessment and documentation, assessment of viability for resumption of normal operations, and documentation of necessary repairs to affected facilities.
  • Performs related duties as required or as directed. The omission of specific duties does not preclude the supervisor from assigning duties that are logically related to the position.

MINIMUM QUALIFICATIONS

Bachelor's degree in Architecture, Engineering, Building Construction, or a State of Florida General Contractor's License and eight (8) years of experience, or a Master's degree and five (5) years of experience.

DESIRED QUALIFICATIONS

Mid-level proficiency in AutoCAD, Sketchup software, or other computer aided design application.
Experience with design, space planning, and management of minor remodeling / renovation project(s).
Experience in generating preliminary budget estimates.
